The Opportunity
An exciting opportunity has arisen for an experienced Commercial Lead to join the delivery team on a flagship £150 million data centre project in Finland. Working for a leading international contractor, you will take full commercial responsibility for the Mechanical, Electrical and Public Health (MEP) packages from pre-construction through to final account, whilst also overseeing the commercial management of the CSA (Civil, Structural & Architectural) works.
This is a high-profile role offering the opportunity to play a key part in the successful delivery of a major hyperscale data centre scheme within a fast-growing and technically demanding sector.
The Role
Reporting to the Project Director and Commercial Director, you will be responsible for leading all commercial activities across the project, ensuring robust cost control, risk management, procurement, contract administration and financial reporting throughout the project lifecycle.
You will manage both internal commercial teams and key supply chain partners, ensuring commercial objectives are achieved whilst maintaining strong client and stakeholder relationships.
Key Responsibilities
· Lead all commercial activities across a £150 million data centre project.
· Take full commercial ownership of all MEP packages from pre-construction through to project completion and final account settlement.
· Oversee the commercial management of CSA packages including civils, structures and architectural works.
· Support pre-construction activities including tender reviews, procurement strategies, value engineering and subcontract package negotiations.
· Manage project budgets, forecasts, cash flow and cost reporting.
· Ensure accurate valuation, variation and change management processes are maintained throughout the project.
· Lead subcontract procurement, negotiation and contract award processes.
· Manage subcontractor accounts including applications, payments, variations and final accounts.
· Identify, manage and mitigate commercial risks and opportunities.
· Produce monthly commercial reports and present project performance to senior leadership.
· Work closely with operational and delivery teams to ensure commercial objectives align with programme and project milestones.
· Ensure contractual compliance and effective administration under relevant forms of contract.
· Lead dispute avoidance and commercial resolution strategies where required.
· Mentor and develop commercial team members on site.
· Build and maintain strong relationships with clients, consultants and supply chain partners.
Candidate Requirements:
· Proven experience operating at Senior Quantity Surveyor, Commercial Manager or Commercial Lead level on major construction projects.
· Strong track record delivering large-scale MEP projects, ideally within data centres, mission critical, pharmaceutical, life sciences or major infrastructure environments.
· Experience managing project values in excess of £100 million.
· Comprehensive understanding of MEP commercial management from pre-construction through to final account.
· Experience overseeing CSA packages alongside MEP works would be highly advantageous.
· Strong contractual knowledge including NEC and JCT forms of contract.
· Excellent negotiation, stakeholder management and leadership skills.
· Ability to manage multiple workstreams within a fast-paced project environment.
· Degree qualified in Quantity Surveying, Commercial Management or a related discipline preferred.
