The Project
We are working in partnership with a growing, specialist MEP contractor to appoint a Mechanical Project Manager to lead delivery on a landmark life sciences development.
This scheme involves the transformation of an existing commercial building into a state-of-the-art life sciences and laboratory facility, delivering circa 250,000 sq ft of high-spec lab and office space across multiple floors.
The project forms part of Canary Wharf’s emerging life sciences cluster and will incorporate:
- CL2 laboratory environments
- Complex mechanical infrastructure and services integration
- High-end CAT A and fully fitted spaces
- Sustainability targets including BREEAM Excellent & EPC A
With main works now underway and completion targeted for 2027, this is a technically challenging, fast-paced scheme.
Our client is a £40M turnover contractor, delivering complex projects typically in the £2M–£20M range, with a strong pipeline across commercial, healthcare and life sciences sectors.

The Role
As Mechanical Project Manager, you will take full responsibility for a £20M mechanical package, leading the project from delivery through to completion.
You will:
- Lead the mechanical delivery on a complex, multi-floor life sciences scheme
- Manage subcontractors, labour and site teams
- Oversee programme, procurement and commercial performance
- Ensure compliance with H&S, QA and commissioning requirements
- Coordinate closely with main contractor and wider project stakeholders
- Drive progress in line with programme milestones and client expectations
This is a hands-on leadership role, suited to someone comfortable operating in a live, technically demanding environment.
Candidate Profile
We are looking for a proven Mechanical Project Manager with:
- Experience delivering large-scale MEP / mechanical packages (£5M+)
- Background in commercial, healthcare, or ideally life sciences / labs
- Strong understanding of complex building services systems
- Ability to manage programme, procurement and subcontractors effectively
- Excellent communication and stakeholder management skills
- A proactive, solutions-driven approach
- Experience on refurbishment or cut & carve schemes would be highly advantageous.
