Role Overview

We are seeking an experienced Estimator to work on CAT A & CAT B fit-out projects valued up to £20 million.

You’ll take ownership of the estimating process from initial enquiry through to tender submission, ensuring that every bid is commercially sound, competitive, and aligned with the company’s high standards.

Key Responsibilities

• Prepare detailed cost estimates and tender submissions for CAT A & CAT B fit-outs and refurbishments up to £20 m in value.
• Review design documentation (architectural, structural, MEP, finishes) to assess scope, specifications, and risks.
• Liaise closely with design, project management, and procurement teams to deliver cost-effective and innovative solutions.
• Source and evaluate subcontractor and supplier quotations.
• Develop and maintain cost models, pricing databases, and estimating templates.
• Support bid strategy and value-engineering discussions with senior management.
• Present estimates, clarify assumptions, and respond to client or consultant queries.
• Contribute to post-contract handover and assist in setting project budgets.
• Stay current with market pricing, material trends, and sustainability requirements.

Skills & Experience

• Proven experience estimating CAT A & CAT B fit-out or refurbishment projects in commercial, workplace, or hospitality sectors.
• Track record of successfully pricing projects up to around £20 million.
• Strong technical understanding of finishes, MEP systems, and construction methodologies for live or occupied environments.
• Excellent commercial judgment, risk awareness, and attention to detail.
• Skilled in negotiation and supplier/subcontractor engagement.
• Proficiency in estimating and take-off software (e.g. CostX, Bluebeam, or similar).
• Confident reading and interpreting design drawings and specifications.
• Strong communication and presentation skills.
• Ability to manage multiple tenders simultaneously under tight deadlines.

Desirable

• Experience on heritage or listed building projects.
• Knowledge of sustainable construction methods or green building standards.
• Experience with design & build procurement routes.
• Understanding of BIM integration in estimating workflows.
