The Opportunity
An established construction and fit-out specialist is seeking an experienced Design Manager to join the delivery team on a prestigious, high-profile luxury hotel and residential development in London.
The project comprises the redevelopment of a landmark mixed-use scheme and is currently progressing through the fit-out and completion phases. The construction team is delivering the remaining structural works, high-end fit-out packages, and completion of the building envelope across multiple workstreams.
This is a unique opportunity to play a key role on one of London`s most significant luxury hospitality and residential projects, working alongside an experienced project leadership team and specialist supply chain.
The Role
Reporting to the Project Director and working closely with Project Managers, Site Managers, commercial teams, consultants, and specialist subcontractors, the Design Manager will be responsible for coordinating design activities through the delivery phase and ensuring design information supports programme, quality, and procurement requirements.
With external design support already in place, the successful candidate will be expected to take ownership of design coordination, consultant management, and the resolution of technical and construction-related design issues throughout the project lifecycle.
Key Responsibilities
- Manage and coordinate the design process during the construction and fit-out phases.
- Lead design team meetings and maintain effective communication between consultants, subcontractors, and the site delivery teams.
- Review and manage design information to ensure compliance with programme, quality, statutory, and client requirements.
- Coordinate architectural, structural, MEP, façade, and specialist fit-out design packages.
- Monitor design deliverables and ensure timely issue of information to support procurement and construction activities.
- Identify design risks, clashes, and technical issues, driving timely resolution.
- Manage consultant performance and ensure design obligations are fulfilled.
- Support change management processes and assess design implications of project variations.
- Liaise closely with commercial and operational teams to ensure design solutions remain practical, buildable, and commercially viable.
- Ensure compliance with relevant building regulations, standards, and project specifications.
- Contribute to project reporting and design progress updates for senior management.
Candidate Requirements
- Proven experience as a Design Manager on major construction projects.
- Previous delivery experience within high-end residential, luxury hospitality, or similarly complex premium developments.
- Strong understanding of fit-out delivery, building envelope packages, and coordination of specialist subcontractors.
- Demonstrable experience managing external consultants and multidisciplinary design teams.
- Ability to coordinate multiple workstreams within a live construction environment.
- Excellent technical, organisational, and communication skills.
- Strong understanding of construction sequencing, procurement, and programme management.
- Proficiency with common design management and document control platforms.
Desirable
- Experience on projects valued in excess of £50m.
- Exposure to luxury hotel developments and super-prime residential schemes.
- Knowledge of BIM processes and digital design coordination.
- Relevant construction or design-related degree qualification.
