This business are an ‘under the radar,’ highly respected and established contractor who have been delivering super prime residential refurbishments in London for over 35 years. The owner is a ‘name’ in the sector, they have built up a reputation for the intricate quality of their finished projects, extraordinary staff retention rate and the fact they don’t tender for their work.
Despite fluctuating market conditions over the last few years, their turnover has remained steady at circa £40m - £45m, with projects ranging from extensive structural modifications to private residences, basement excavations, façade retentions through to super prime internal fit outs and restoration projects.
They currently have around 100 people on their books, with the vast majority of this being their trades. In fact, aside from sub-contracting out basement packages they have all other trades ‘in house’ including an established m&e team meaning they can retain control, cost and more importantly the quality of their project. Their projects will typically range in contract value between £100,000 - £15m, they have a designated small works/ aftercare team who manage their small jobs and modifications to existing clients properties.
This business are one of the rare contractors I have personally come across who will only tender for a project in exceptional circumstances. With all their work coming from recommendation and referral, which is testament to their exceptional reputation they have built. Due to their very low turnover of staff they rarely need to externally recruit. When people join they are looked after, get to work on some of the capitals most prestigious residential projects, are provided with career development plans, with their colleagues being some of the best in the sector at their specific role. When they do make an external appointment, they are able to attract the best candidates from their competitors, which makes the role below a rare and exciting proposition.
The Project
Contract value: £3.5m - £4m
Scope of works: Conversion of a former commercial building into a music recording studio, art gallery and boutique restaurant space. Work consists of structural alterations with a basement excavation, specialist acoustic installations, extensive m&e package and high quality finishes. They have a strong and long-standing relationship with the end user client. Over the years, they have completed a comprehensive refurbishment of their main residence, as well as other properties they own and are now undertaking this project which is outside of their ‘usual’ portfolio of work.
The Role
This project is currently going through a period of pre-construction and they are actively looking to hire the lead manager who will responsible for its delivery, whilst reporting to a visiting contracts manager. The ideal candidate must have experience working on super prime residential refurbishments, have a strong understanding of sequencing whilst also being able to represent the company and uphold their strong reputation they have built.
